Located on the border of old Vysočany and Libeň, the MOCCA project combines history with modern living in former coffee roastery. The names of the buildings and entrances - Espresso, Doppio, Americano, Cappuccino and Batch Brew - draw inspiration from the many diverse types of coffee.

Cappuccino is a balance between intense and subtle, just like our apartments - an even combination of style and comfort for everyday life. Discover a dynamic district where the industrial past meets the modern lifestyle. Vysočany will charm you with its unique atmosphere, combining a rich history and sensitive transformation. MOCCA is only a three-minute walk from the Českomoravská metro station, which ensures excellent transport access to the center and other parts of the city.
If you like cycling, you're sure to love this place. The picturesque Rokytka River is very close by, and you can ride around there from Vysočany all the way to Hořejší Pond in Hloubětín.
Libeň and Vysočany are more or less flat, and if you’re on the bike, you can be in the city centre in 20 minutes. In the future, the industrial complex behind the O2 Arena will also be revitalised, and a new centre of Vysočany will be created.
Its location means the MOCCA Residence offers perfect accessibility to the city centre, as well as to the city's expressways and ring road. Metro station B - Českomoravská is just a 3-minute walk from the project.

Right there you’ll find all the stores you need for everyday and casual shopping. We plan to open a supermarket, drugstore and pharmacy in the ground floor part facing Sokolovská ulice.
Slow mornings will be even more enjoyable with the bakery and especially the modern café, which will serve up only the very best coffee straight from the grinder. With the smell of fresh coffee wafting down Sokolovská, we’ll continue in the building’s coffee tradition.

The tasteful renaissance of a block with history
People today often can’t tell their home, their window or their house apart from the others. Housing today is so much alike, so much the same, despite the efforts of its creators, architects and builders to embellish it and make it more visible.
That’s why we’ve come up with the Mocca, a house with a clear geometry, characters, colour. A house with towers and a residential courtyard, which the people of Prague and elsewhere are sure to remember from their childhood, a place where they used to play, had their first secrets and dens and hideouts. The deliberate, focused simplicity of the building is what makes this house, with no need for embellishment or pandering.
The citation of the historical facade is a reminder of the original building and its purpose. Penta - yes, we were fairly concerned that we wouldn’t be able to defend the simplicity and modest nature of our proposal. The opposite was true, as Penta has a strong and perceptive team and it was a pleasure to move the project forward, to compete and discuss matters with them. They did a great job, and there are few studios in Prague that can compete with them. And we’re sure the building itself will be a success and that happy homes will be created. And that's what it's all about.
