We care about what is around us
We are making sure that the MOCCA Residence will once again be a natural part of life in its neighbourhood. Good neighbourly relations are essential.
- We are glad when the benefits of the project’s future residents are shared by the neighbours around us
- When preparing a project, we always insist on the open involvement of neighbours and the relevant authorities and actually take account of their comments
- We are revitalizing the land and breathing new life into the place.
- We are paying homage to the original facade and preserving the historical genius loci of the place
- We are placing emphasis on architecture, design and quality, working with leading Czech and international architects
SUSTAINABILITY
We are promoting sustainability
The entire project is based on the principles of sustainability - we are making sure that this unused site is turned into a place that shows respect for its surroundings and nature.
- We are building on brownfield sites, restoring neglected and disused sites, and are not developing existing green spaces
- We are giving the site a new lease of life - transforming a former factory into residential housing.
- We are using durable, safe, recycled, ecological and purely natural materials
- We are returning the soil we excavate back to the site in the form of backfill
- If demolition is necessary, we sort the waste material and then recycle it
ENERGY
We are saving energy and your wallet
With its energy-saving materials and technologies, the MOCCA Residence will not only ease the burden on the planet, but will also significantly reduce your living costs.
- We implement technical measures to lower energy consumption in our projects, so we use:
- quality facades and insulation materials
- wooden windows with triple glazing + we use passive solar gains
- electric front window blinds
- hot utility water circulation
- LED lighting on motion sensors in common areas
- green roofs for better thermal comfort in the apartments on the upper floors
- rainwater storage for watering the common greenery
- Our new buildings are certified to at least PENB category B - very energy efficient
- Our efficient solutions mean residents pay low utility bills:
- energy-efficient common areas
- remote energy meter reading in all apartments
- smart shared car charging
- central heat source
- We sort waste and bio-waste
- We promote clean mobility - we provide charging for electric cars and places for shared bikes and scooters
- With excellent public transport accessibility and location near the city centre, we are reducing traffic on the roads
NATURE
We are giving nature the green light
We are well aware that the right greenery and water features on site are as important for the wellbeing of residents as they are for animals.
- We provide plenty of low-maintenance greenery - a diverse selection of trees, ornamental shrubs, perennials and grasses, and protect mature healthy trees
- We love green roofs - they provide great insulation, not to mention that they improve air quality and provide a habitat for birds and insects, helping to protect biodiversity in the city
- Most apartments have balconies, loggias or terraces to allow residents to cultivate their own herbs and greenery
- The water features in the project cool their surroundings and also serve as natural watering holes for birds
- New planting of greenery lowers the temperature in the city centre
LIFE
We are creating

Home is more than just a roof over your head. We think about all your needs, from storage space, through to outdoor relaxation areas, to basic civic amenities.
- In this project we are creating:
- a multi-purpose exercise room
- a private courtyard with relaxation areas, a gazebo and a water feature
- children's play elements
- a workshop
- stroller and bike storage
- rooms for washing bikes and strollers
- We offer a logically designed layout with ample storage and work space
- We think about amenities - we carefully select the tenants of the commercial space in our project
- Plenty of schools and nurseries in the vicinity
SAFETY
We care
about safety
We care about making you feel safe at home. Basic security features in the apartments, cameras at the entrance to the building and a gated courtyard are provided as a matter of course.
- Cameras at all building entrances
- Chip and key fob access, master key system in common areas
- Electronic security system in selected apartments
- Videophone for communication at the entrance to the building
- Secure lockable bike storage areas and cellars
- Ample lighting in the project so you don’t need to worry, even at night
